When I am using keyframes at the ends of clips, I get unpredictable transitions between the end and the nearest keyframe. Am I improperly applying key frames at clip beginning and ends?

If you apply a keyframe at the beginning of a clip then that keyframe effect applies to the rest of that clip unless you apply another keyframe further along the clip which modifies the original keyframe behaviour.

So, unless the keyframe towards the end of a clip is intended to change the previous keyframe setting, it is redundant.

I suspect that the keyframe at the end of the clip is "corrupting" the transtion effect.

It's also possible you have a keyframe beyond end of your clip that is adding some additional motion to your clip.

I agree with Peru. Please post a screen shot of your keyframe controller showing all of your keyframes for the clip. Then we'll get a better idea what's going.

Thanks for all of your comments. I solved my problem by fooling around. However, I don't understand why. I was doing motion affects and wanted to set a particular position and scale at the end of a clip. I thought I had to do so by adjusting (changing)the position and scale at the end of the clip, and mke a key frame of it by toggling the "add " button on the right. I found that I didn't need to do the toggling. Just adjusting position and scale at end of clip was all that was needed. this has worked for me on other affects too.

I apologize for not coming back sooner, it was not very thoughtful of me.
